How much can you afford? Once you have decided to purchase a home, you will need to speak to either a bank or a mortgage advisor. They will be able to advise you on the amount that a lender will allow you to borrow.  This will be based on information given at your first initial meeting. If the “affordability” is agreeable to your chosen lender you will be issued with a Mortgage in Principal (MIP), it will be at this stage that you will be advised to start searching for your ideal home.  Land Estates would highly recommend Steven Hall. Property search

Register your property requirements with us, either in person, on the telephone or via our registration form on our website. 

This will give us a clear understanding of your particular requirements. This will also enable you to be first in the queue when new properties come onto the market with us.

Register for properties with Land Estates

Once you know your budget and are comfortable. You can set up email alerts on our website as well as the other property portals. This mean you will get an email/text message before the property hits the open market. 

Feedback

Feedback is extremely important following a viewing, so please feel free to be as honest as possible and ask as many questions as you like. This will help us have a better understanding of your exact needs as well as giving the homeowner some sound advice on potential buyer’s thoughts. 

Offer

We will put your offer forward to our seller verbally and in writing.
Your offer has been accepted. Yippee!! Congratulations!
It is the job of your dedicated sales progressor to send out a 'Memorandum of Sale' to all parties. Remember until the contracts have been exchanged your purchase is not legally binding.

Mortgage Offer

This is the point where you alert your mortgage broker/bank that your offer has been accepted. They will then complete your “full mortgage application” based on evidence of your earnings, outgoings and deposit amount.

Your mortgage lender will organise for a valuation/survey to be carried out on the property you are buying. They will usually contact Land Estates direct to organise a time and date. This is to confirm that what they have agreed to lend you what the property is worth. The survey will confirm that the property is structurally sound. 

Instruct a Solicitor/Conveyancer

We only use the best Conveyancers for our sellers, which is why we are proud to be affiliated with Cook Taylor Woodhouse. Like us, they really do go the extra mile to deliver an exceptional service and they have NEVER let our clients down yet.

We strongly recommend you use them as this will enable your dedicated progressor to have more control over the legals as they will be able to receive regular updates thus keeping you completely up to speed and on track.

Conveyancing

The conveyancer will send you their Client Care Pack – which you will complete, sign and send back to them, thereby formally instructing them to act on your behalf. The conveyancer will act on your behalf throughout, they will carry out the searches and raise any enquiries against the property you are purchasing.

You will, in the meantime receive your mortgage offer, confirming that your lender is satisfied that your property is worth the agreed sale price. Your conveyancer will also receive a copy of your mortgage offer. 

Exchange of Contracts

Via your estate agent you and the seller will confirm a date for both exchange & completion that is mutually agreeable. Your conveyancer will request that you transfer your deposit (usually 10% of the sale price), prior to exchange of contracts.

You and the seller will both sign the final contract. Your deposit will then be transferred to your seller’s solicitor. This is contracts exchanged and is legally binding. 

Completion​

The mortgage lender then transfers the remainder of the funds to your solicitor who in turn will then transfer it to the sellers solicitor’s account.

The sellers conveyancer will then call the Estate Agent and confirm that completion has taken place and keys can be released.

Note that many estate agents will not even allow a viewing until you have a decision in principle. Lastly, once you find a property and your offer is accepted, we then guide you through the whole mortgage application process with the aim of making it as simple as possible for you.

We typically charge a fee of £399 payable at the point of application for a purchase or on completion for a re-mortgage, however this will be dependent on your personal circumstances.
