Landlord Guide To Renting

Read our landlord Guide, taking you through all the steps to make letting your property in work.

Accurate rental valuation

Your aim should be to let your property at the best possible price in the shortest possible time. We conduct many valuations every month giving us an intimate and unparalleled knowledge of property values. This is why we give you realistic valuations and consistently achieve the asking price.

Select an estate agent

Your estate agent should have a strong high street presence as well as the ability to support you as a Landlord with the latest technology. Land Estates provides greater transparency with your tenancy and unparalleled speed when letting or re-letting your property. An agent offering lower fees does not necessarily mean you will get excellent service.

Consider Property Management

Many tenants insist on renting managed properties and are often prepared to pay a premium for this. Property Management gives you peace of mind that both your property and tenant will be cared for 24/7. Managing tenant enquiries Organising emergency repairs Collection of rent Transfer of utilities.

Property presentation

First impressions count, making the presentation of your property is critical to a successful let. Consider addressing any DIY jobs you have been meaning to get done. Add a fresh coat of paint where necessary and try to declutter to make rooms appear larger. Our team of dedicated professional photographers will then take photographs during their visit.

Prepare your property for tenancy

Before your let begins, a professional and comprehensive inventory must be obtained setting out the condition and contents of the property. Land Estates will take care of this for you via our managed service.

Accompanied viewings

Accompanied viewings mean we can use our expertise to help let your property. It’s also an opportunity to really get to know the prospective tenants and if they are right for your property.

Receive offers

As soon as a tenant makes an offer we will contact you to communicate full details and any special conditions to help you decide whether or not to accept.

Accept an offer

Once you accept an offer we will do the following, regardless of whether your property is managed: Collect references from the tenants Arrange signing of the Tenancy Agreement Collect the move-in payment (rent + deposit) We can also, subject to a fee, get your property ready for move-in: Carry out check-in and inventory, organise the Gas Safety Inspection, EPC & Portable Appliance Test and if required arrange professional clean.

Completion

Upon completion, keys will be released to the check in clerk or the tenant on the moving day. For managed properties, we will provide the tenant with contact details of their dedicated Property Manager. Congratulations, your property is now let!

Emergency repairs

We continually vet contractors to ensure we only use companies providing the very best quality of workmanship and at a competitive price, keeping landlords worry-free. Only you know how much time you can spare to deal with your tenant's telephone calls and the resulting work.

Steven Hall Mortgage Advisor

Steven Hall

Hi, my name is Steve and I am a Mortgage & Protection adviser covering the south-east of England.

I have personally been involved in the Mortgage and protection industry for over 15 years, with 13 of those as an Adviser.

Here’s just some of the types of scenarios we can help with:
• Residential Purchases and Re-mortgages
• Buy to Let Purchases and Re-mortgages
• Let to Buy Re-mortgages
• Help to buy mortgages
• Right to buy mortgages
• Shared Ownership Mortgages
• Capital raising for home improvements or deposit on investment properties

I am always more than happy to discuss any enquiries you may have. We offer a very personal service and pride ourselves on taking the time to find the perfect solution for your requirements.

So how does it work? We normally start with an initial call that lasts 5-10 minutes to establish if your expectations are realistic and if we are likely to be able to help you. If that goes well we can then look to set up a full mortgage appointment. Normally this is via a video meeting. Our aim then is to give you an idea of the likely costs, how much you can borrow and ultimately working towards providing you with something called a ‘decision in principle’. A decision in principle is a certificate from a prospective lender that confirms that your credit history is acceptable and how much you can borrow. This will give you the confidence that you are in a position to make an offer on a property and ensure that you are taken seriously by an estate agent and the vendor. Note that many estate agents will not even allow a viewing until you have a decision in principle. Lastly, once you find a property and your offer is accepted, we then guide you through the whole mortgage application process with the aim of making it as simple as possible for you.

THE FINANCIAL CONDUCT AUTHORITY DOES NOT REGULATE MOST BUY TO LET MORTGAGES

We typically charge a fee of £399 payable at the point of application for a purchase or on completion for a re-mortgage, however this will be dependent on your personal circumstances.

YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE
