Property presentation

First impressions count, making the presentation of your property is critical to a successful let. Consider addressing any DIY jobs you have been meaning to get done. Add a fresh coat of paint where necessary and try to declutter to make rooms appear larger. Our team of dedicated professional photographers will then take photographs during their visit.

Prepare your property for tenancy

Before your let begins, a professional and comprehensive inventory must be obtained setting out the condition and contents of the property. Land Estates will take care of this for you via our managed service.

Accompanied viewings

Accompanied viewings mean we can use our expertise to help let your property. It’s also an opportunity to really get to know the prospective tenants and if they are right for your property.

Receive offers

As soon as a tenant makes an offer we will contact you to communicate full details and any special conditions to help you decide whether or not to accept.

Accept an offer

Once you accept an offer we will do the following, regardless of whether your property is managed: Collect references from the tenants Arrange signing of the Tenancy Agreement Collect the move-in payment (rent + deposit) We can also, subject to a fee, get your property ready for move-in: Carry out check-in and inventory, organise the Gas Safety Inspection, EPC & Portable Appliance Test and if required arrange professional clean.


Upon completion, keys will be released to the check in clerk or the tenant on the moving day. For managed properties, we will provide the tenant with contact details of their dedicated Property Manager. Congratulations, your property is now let!

So how does it work? We normally start with an initial call that lasts 5-10 minutes to establish if your expectations are realistic and if we are likely to be able to help you. If that goes well we can then look to set up a full mortgage appointment. Normally this is via a video meeting. Our aim then is to give you an idea of the likely costs, how much you can borrow and ultimately working towards providing you with something called a ‘decision in principle’. A decision in principle is a certificate from a prospective lender that confirms that your credit history is acceptable and how much you can borrow. This will give you the confidence that you are in a position to make an offer on a property and ensure that you are taken seriously by an estate agent and the vendor. Note that many estate agents will not even allow a viewing until you have a decision in principle. Lastly, once you find a property and your offer is accepted, we then guide you through the whole mortgage application process with the aim of making it as simple as possible for you.


We typically charge a fee of £399 payable at the point of application for a purchase or on completion for a re-mortgage, however this will be dependent on your personal circumstances.
